Railyard promises to be one of the most critical redevelopment projects in the city.

This 16-acre industrial property near Ghent is a key redevelopment site in the middle of the “barbell” between Norfolk’s downtown and the Old Dominion University district. GuernseyTingle prepared a master plan to revitalize this site, incorporating an exciting mix of residential uses and retailers that want to tap into one of the most vibrant urban markets in Hampton Roads. The project is challenged with multiple stakeholders, including a local developer, a publicly traded retail developer, a multi-family developer, the City of Norfolk, neighborhood community associations, and the City’s design consultants – a team of local architects and Ray Gindroz, FAIA of Urban Design Associates in Pittsburgh. The project promises to be one of the most important redevelopment projects in Norfolk since Town Point Park and East Beach.
