Williamsburg Landing is a 500-resident Continuing Care Retirement Community that GuernseyTingle has worked with through recent years. The main campus building, built in the 1980s, was showing signs of distress and it was discovered that the existing floor slabs had insufficient structural reinforcement making the building unsafe for the occupants. This four-story, 130,000-square-foot facility housed apartments, dining facilities, a library, meeting rooms, a ballroom, a bank, a store, and a hair salon. The building is central to the daily function of Williamsburg Landing and a solution needed to be devised in order to make it structurally sound. GuernseyTingle worked quickly to help stabilize the building, but a longer-term solution was required. The most feasible approach, developed with the structural engineer was to adhere epoxy carbon fiber reinforcement to the top and bottom of the slabs. However, to complicate matters, in order to gain access to the slabs the majority of the walls on the interior of the building would have to be removed. Plus, during construction, portions of the building had to remain open for the residents and facility users.

GuernseyTingle orchestrated with the owner, the building residents, and the selected general contractor to do far more than fix the structural stability. We used the opportunity to re-design open apartment floor plans for better livability, improved community spaces, and added a new casual dining café and bar. The building’s mechanical, electrical, and communications systems were also upgraded. At the end of the two-year, five phase process, the residents were able to safely occupy a new and improved version of their beloved campus centerpiece.
