GuernseyTingle used their local expertise to help a newcomer break into an established neighborhood, providing new open-concept home designs that were compatible with the surrounding traditional architecture but offered modern living options.

When Escalante Golf purchased Kingsmill Resort in the spring of 2017, they “inherited” Burwell’s Bluff, a 31-lot parcel that already had a handful of single-family residences under construction.  In order to establish themselves as a local builder, they took on the task of completing the buildout of this subdivision.

With a desire to forge relationships with firms experienced in local permitting and land planning processes, Escalante engaged GuernseyTingle to rework the original designs and lot layouts to best embrace the magnificent views of the James River and the neighboring River Course golf course.

The new subdivision plan increased the flexibility of model/lot options, reduced shared driveways where possible, and eliminated several lots in order to provide a more welcoming neighborhood entrance.  Redesigned home plans included more family-friendly entrances, better connection to the views from second floor spaces, and more open floor plans, while also taking care to provide as much privacy as possible on lots with tight setbacks.

GuernseyTingle also provided marketing renderings to assist with rebranding.
