Pettus House was originally built in the 1980s as the private mansion for the Busch family, known for the Anheuser-Busch Companies and Busch Gardens theme parks that bear the name. Located within the manicured and gated grounds of Kingsmill Resort, the 7,000 SF property is perched on a bluff offering panoramic views of the James River.

In 2017, Kingsmill Resort ownership eyed the revenue-generating potential of Pettus House as a flagship luxury rental property. The company also felt that the right transformation of the property could set the tone for sweeping enhancements planned elsewhere across the resort. Following a $3 million top-to-bottom renovation, the Estate at Kingsmill became available as a luxury rental for upscale vacationers and executive retreaters who demand the best of the best.

The success of the Estate at Kingsmill transformation hinged on forward-thinking design and a truly collaborative approach on the part of the GuernseyTingle team.
